STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Willie J. Farrar to Group Financial Southeast dated December 28, 1995, and recorded in Deed Book 2793, Page 237, Bibb County Records, said Security Deed having been last sold, assigned, transferred and conveyed to U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE, SUCCESSOR-IN-INTEREST TO WACHOVIA BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR GSMPS MORTGAGE LOAN TRUST 2005-RP3, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-RP3, securing a Note in the original principal amount of $37,638.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, December 3, 2019, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land lying and being in Bibb County, Georgia, in the City of Macon, and being known and distinguished as parts of Lots 1 and 2 in Block 16 of Mikado Place, according to a plat thereof of record in Plat Book 1, page 137, and retraced in Plat Book 10, page 48, Clerk's Office, Bibb Superior Court. The property herein conveyed is more particularly described according to said plat as follows: Beginning at a point on the northerly side of Chatham Street which is 230.0 feet easterly of the southwesterly corner of Lot No. 1 in Block 16 of said subdivision at the corner of Chatham Street and Houston Avenue, and running thence in an easterly direction along the northerly side of Chatham Street a distance of 70.0 feet to the point where the line dividing Lots Nos. 1 and 7 in Block 16 of said subdivision intersects with the northerly side of said Chatham Street, thence extending back therefrom in a northerly direction, with an even width, across Lots Nos. 1 and 2 in Block 16 of said subdivision, and along the westerly line of Lot No. 7 in Block 16 of said subdivision, a distance of 140.0 feet to the northerly line of Lot No. 2 in Block 16 of said subdivision, and being 70.0 feet wide across the rear. Being the same property conveyed by deed in Deed Book 1261, page 847, Clerk's Office, Bibb Superior Court. This property under the current number system is known as 1059 Chatham Street. Said property is known as 1059 Chatham Street, Macon, GA 31206, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
