STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Louise E. Cornelius to Centex Home Equity Corporation dated August 24, 1998, and recorded in Deed Book 4253, Page 113, Bibb County Records, said Security Deed having been last sold, assigned, transferred and conveyed to SRP 2013-1, LLC, securing a Note in the original principal amount of $26,350.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, August 6, 2019, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: ALL that lot or parcel of land lying and being in the Godfrey District, Bibb County, Georgia and being a fractional Lot 48 on the West side of the Ocmugee River and more particularly described as being all of Lot 2 and the South one-half of Lot 3 in Block B in the subdivision of B.H. Wrigley Property, plat of which was made by H.D. Cutter, C.E. in October of 1909, a copy of which plat is recorded in Plat Book 1, Folio 2, Clerk's Office, Bibb Superior Court and by reference thereto made a part hereof. The property hereby conveyed is described as fronting 50 feet on the Westerly line of Jeff Davis Street and extending back in a Westerly direction to the Easterly line of Lot 4 in said block a distance of 194.8 feet on its Northerly line, a distance of 184.6 feet on its Southerly line and being 48 and 1/2 feet on its rear or Westerly line along the Easterly line of Lot 4 in said block. Also conveyed is a ten-foot strip of land on the West side of the North half of Lot 3 in said Block B of B.H. Wrigley Property to be used as a permanent easement and driveway in and to the South half of said Lot 3 and Lot 2 in said block. There is a located on said property a dwelling known as 2027 Jeff Davis Street, Macon, Georgia. Said property is known as 2027 Jeff Davis Street, Macon, GA 31201, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the secured creditor.
