STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Cavillie Cotton and Chandra Cotton to Mortgage Electronic Registration Systems, Inc. as nominee for VAMortgageCenter.com, its successors and assigns dated January 13, 2009, and recorded in Deed Book 8012, Page 290, Bibb County Records, said Security Deed having been last sold, assigned, transferred and conveyed to CitiMortgage, Inc. securing a Note in the original principal amount of $174,958.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, February 5, 2019, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land situate, lying and being in Land Lot 147 of the 4th Land District in the City of Macon, Bibb County, Georgia, being known and designated as Lot 118, Beaumont Heights Subdivision, Section B, Phase Three, according to a plat of record in Plat Book 92, Pages 295-296, Clerk's Office, Bibb Superior Court. This conveyance is made subject to all zoning ordinances, conditions, easements, restrictions and covenants of record. There are improvements located on said property known as 855 Trade Wind Road according to the present system of numbering in the City of Macon, Bibb County, Georgia.
